Appraisal:
A house appraisal is an independent evaluation of the current market value of a house or property. The purpose of an appraisal is to establish a current market value of a house so that a lender may determine how much it is willing to loan to the buyer. Appraisers look at similar houses or properties in that area and also look at home prices so that they can set values to the house. Appraisers work for the bank not for you, and appraisers do not inspect a home for defects.

Engineer:
An engineer is usually a professional with expertise in one specific area of a home system. Occasionally, with one specific system of a home the home buyer may need to have an analysis done. For example a structural engineer may be needed if there are signs of major structural defects. Engineers are sometimes referred.
